- Standalone buildings under 50 square metres in total size do not need an EPC.
- If the property will be demolished, and all planning permissions are in place, an EPC is not needed. This also applies if it’s empty, suitable for demolition, or planning has been requested.
- Some short-term lets or holiday homes used for under four months each year may not need an EPC. Local rules may vary, so it’s best to double-check.
